Bakersfield is an area made up primarily of Single-Family homes, and according to Bakersfield.com the housing market is heading in a positive direction. Unsold inventory is down 21% from last March, with a 3.3% increase in closing sales compared to this time last year. As more buyers compete for a decreased supply, median closing prices are up and the number of days homes remain on the market continues to decline. However, there is a different trend in inventory as we move away from suburban to urban areas. Active areas of the city, including the northwest and southeast, have experienced a burst of new home construction, which has helped to relieve the overwhelming demand and has positively impacted the market.
